Primus Solicitors is a national law firm. We act for clients across the UK from our Manchester office, by phone, video or in person. We act for private landlords and for tenants in England under the new tenancy system brought in by the Renters' Rights Act 2025, which on 1 May 2026 ended section 21 "no fault" evictions and turned assured shorthold tenancies into periodic assured tenancies.
What we help with
- Possession: section 8 notices and proceedings on the grounds that remain, including rent arrears, antisocial behaviour, sale and the landlord moving in, with the correct notice periods and evidence.
- Rent arrears and money claims, and defending them.
- Deposits: protection, prescribed information and penalty claims of up to three times the deposit.
- Disrepair and housing conditions: claims for tenants, and defence and compliance for landlords.
- Tenancy agreements and the new rules: compliant written terms, the government information sheet, rent increases by the statutory route only, pets, and the ban on bidding wars and discrimination against families and benefit claimants.
- Unlawful eviction and harassment: injunctions and compensation.
- The private landlord database and ombudsman as they are introduced, and penalties for non-compliance.

Questions people ask
Can a landlord still evict a tenant?
Yes, but only on a ground in the Act, with the right notice and evidence. "No fault" evictions ended on 1 May 2026 for all private tenancies in England; a tenant can now end a tenancy with two months' notice.
My tenant has not paid rent. How long does possession take?
The mandatory arrears ground needs three months' arrears at the notice date and at the hearing, and a four-week notice. Court timescales vary by area; we tell you the realistic timetable at the first call.
My landlord has not protected my deposit.
You can claim the return of the deposit and a penalty of one to three times its value, and the landlord cannot serve a valid notice on some grounds until it is dealt with.
